On April 16, 2016, Nikolai Yakimenko, a head of the "Lukianivka” shopping mall project (Arricano Real Estate plc), took part in the conference on the revitalization of spaces. 8 speakers and practitioners presented their cases in FEDORIV Hub. Besides Arricano company, Platforma Art Works, Fabrika.space, AM Bar, Port creative hub, Green House and other projects shared their experience in revitalizing old buildings into functional business objects.

Arricano Company, a professional developer of commercial real estate, has performed six objects in Ukraine - Prospekt shopping mall, Sun Gallery shopping mall, City Mall shopping mall, Sky Mall, RayON shopping mall, South Gallery mall. "Today, two objects of the company are at stage the development - Odessa Mall (working name) and Lukianivka mall (working name).

Nikolai Yakimenko said that developers use the concept of "redevelopment" in the professional work. "Both tools - redevelopment and revitalization of spaces - are effective methods of functional and stylistic changes of the objects’ concept and property management, - the head of the project Lukianivka mall said. - The difference between the concepts is the scale of the object and the amount of investment. Redevelopment suggests larger changes to the object, and significant investments".

N.Yakimenko told about change of the function of industrial areas, historic buildings and transport infrastructure in the project Lukianivka mall. This is a revitalization in cube, - emphasizes N. Yakimenko. - Revitalization of the territory - through the redevelopment of the industrial area into the shopping area, revitalization of buildings - through the restoration of architectural monuments, revitalization of urban space - through transport infrastructure reconstruction. The object is unique since it will be the first shopping and entertainment center of Ukraine, whose complex will include two buildings, which are architectural monuments - the building of Lukianivka city railway park and the building of Lukianivka city railway that will be integrated.

At the stage of concept and project documentation development Arricano attracts international and Ukrainian architectural bureaus Chapman Taylor España S.L. and research institutes State Research and Design-Research Institute "NDIproektrekonstruktsiya", Ukrainian State Research and Design Institute "UkNIIproektrestavratsiya" in order to implement the best solutions of the global architectural practice. This project was different from the previously implemented projects – the experts worked at the territory with the hundred years of history, where one of the first tram depots in Kiev is located on; there are buildings with more than 100 years of history in that territory, as well as underground channel of Skomorokh river; due to limitations in the power reserves of electricity and water reserves it was necessary to use modern energy-efficient technology at the site.

One of the main objectives of Arricano team is to restore the original appearance of architectural monuments: to preserve the authenticity of the facades of buildings of architectural monuments; harmonious integration of new buildings into the existing building system; maximum visual emphasis on architectural monuments in the mall; use of the elements that will show the era and the history of Depot in the interiors.

Traditionally, Arricano company arranges territory around their objects. "We plan to change the meaning and infrastructure of Lukianivka area in Lukianivka mall project, - says Nikolay Yakimenko. - We used the European experience of reorganization of urban space, which will result in enhanced capacity of the highways surrounding the area, created a full-scale pedestrian area, as well as carried out the restoration of architectural monuments of local importance". Arricano Company has developed the concept of reconstruction of the road network near the underground station "Lukianivska" and Lukianivska square, which was approved by the city. Currently Arricano expects Kyiv City State Administration to provide order to develop project documentation.

As a result of revitalization in cube the functional purpose of historic objects in Lukianivka will change, but the authenticity will be saved, history and modernity will meet in Lukianivska square.

Presentation of the Lukianivka mall aroused the audience's interest in the project - the conference participants expressed some interesting and challenging ideas. Among them - the idea of the creation of the site for musical experiments in the territory of the shopping mall. Nikolai Yakimenko said that Arricano company has already responded to the proposal and sent data for the acoustic analysis of buildings to one of the forum participants and promised that the project team will consider all offers. "Arricano company is ready to accept challenging ideas that will lead to the creation of the complex beloved by citizens with interesting thematic areas", - said the head of the Lukianivka mall project.
